Brokerages and property managers (MCC 6513) collect fees against long closing cycles, from payers who are often abroad. On-chain settlement is treated as final only after the required network confirmations, so commission income lands in a wallet the brokerage controls the day it is paid. Zoyn is non-custodial and never holds escrow.

The problem is the gap between paying and travelling.

Commission splits done after the money lands

A closing typically owes the listing brokerage, the co-operating brokerage, and an agent. That division normally happens in a back office days after one lump amount has arrived.

Commission income settles to the brokerage's wallet, final, at confirmation, so agent and referral shares can be paid on timing you control, from the brokerage's own wallet.

Reserves against long closing cycles

Fees taken before a transaction completes sit inside the acquirer's dispute window until well after the keys change hands, and a rolling reserve is the usual underwriting answer.

The on-chain leg is not a card-network dispute rail, so fee income carries no dispute exposure to reserve against.

Overseas buyers, slow money

An international buyer paying an application fee or a management charge means a wire, a correspondent bank, a spread, and days of float on both sides.

The payer uses a hosted checkout and USDC settles on Base to wallets you control, with no banking intermediary in the path.

Fees disputed after the service is rendered

Application fees, management fees and marketing charges are all easy to dispute after the fact, and card rails take the funds back before the argument is heard.

Payments are pushed by the payer, and Zoyn does not reverse a settled on-chain transfer.

What real estate services merchants ask first.

Can Zoyn hold earnest money or escrow deposits?

No. Zoyn is non-custodial: it never holds funds, it is not an escrow agent, and it is not a money transmitter. Earnest money and trust funds must stay with your licensed escrow or title agent. What Zoyn collects is your own fee and commission income.

Can we collect rent every month?

Each rent payment would be its own fixed-amount link — Zoyn does not run recurring charges and does not store a payment method for future use. Some property managers are comfortable with that; if automatic monthly collection is essential, keep it where it is and use Zoyn for the fees that are not on a schedule.

How do agents get their share?

From the brokerage's wallet, on your own schedule — outside Zoyn. Paying agents is a USDC transfer the brokerage sends from its own wallet; Zoyn is a payment-link platform and is not in that flow. How commission is divided stays a matter for your agency agreements.
