Take a direct booking for your vacation rental or holiday let.
Villas, cottages, apartments, cabins, glamping sites and whole-house holiday lets, booked direct by a guest who messaged you rather than a listing site. Guests pay from their own wallet, and the money reaches your wallet once it has fully cleared. A damage deposit taken this way is a full payment, not a card hold, so returning any unused part is a payment you send back yourself.
Before you read on: we publish every business type we take and every one we refuse — 28 we take, 10 we refuse.
Check yours in ten secondsA week's rent, paid months ahead, by a guest in another country.
The guest found you on a listing site last year, and this year they want to book with you direct
A family who stayed last summer messages you to book the same week again, and they would rather deal with you than go back through the listing site. You need a way to take their money that is yours, not the site's.
Send them a payment link for the stay. Guests can pay from their own wallet, or by card in countries where a card option is offered — whether a card works depends on where they are and on the card company's own checks, and a card payment can be declined or asked for ID. The money reaches your wallet once the payment has fully cleared.
A whole week is paid months ahead, often from another country
A villa or cottage booked for a fortnight in August is usually paid for in the spring, by a guest whose bank sits in another country. A large amount, paid long before the stay, from abroad, is the shape a bank's risk checks look hardest at.
Take the booking payment and the balance as two links, each a fixed amount you set — a deposit when they book, and the rest before arrival. Every link takes a single payment; there is no automatic or repeat billing.
“It wasn't as described” and the damage deposit are where the arguments happen
A guest says the pool was cold or the view was not the one in the photos, or disagrees with a deduction from the damage deposit — and the disagreement can arrive weeks after they have gone home.
The guest sends the payment themselves, and Zoyn does not reverse it once it has cleared, so a payment made from a wallet cannot be pulled back through a card dispute. Your own booking terms govern cancellations and deductions, together with the consumer law that applies to you. Someone who paid by card or bank can still raise a dispute under that company's own rules.
One link per payment, priced by you.
Create the link for the stay
A fixed amount — the deposit, the balance or the damage deposit — with the property and dates as the description. Send it in the same message thread the guest booked through.
The guest pays
From their own wallet, or by card where a card option is offered in their country.
The money lands in your wallet
Once the payment has fully cleared, in the currency the link was set in.
What a holiday let owner asks first.
Can I take a booking deposit now and the balance before the guest arrives?
Yes — as two links, each a fixed amount. Every link is a single payment; there is no payment plan and no automatic billing.
How does a damage deposit work?
Send it as its own link. A damage deposit taken this way is a full payment, not a card hold: the money reaches you, and returning any unused part after checkout is a payment you send back yourself, under your own terms. Zoyn has no refund button.
I run a glamping site or a small campground — is this for me too?
Yes. A pitch, a yurt or a cabin booked for a week works the same way as a cottage: one link for the booking, one for the balance, each a fixed amount you set.
A guest disputes the stay weeks after checkout — what happens to the payment?
The guest sends the payment themselves, and Zoyn does not reverse it once it has cleared, so a payment made from a wallet cannot be pulled back through a card dispute. Your own booking terms govern cancellations and deductions. Someone who paid by card or bank can still raise a dispute under that company's own rules.
Is the money really mine once it arrives?
It lands in a wallet only you control. Two honest limits: while your Zoyn account is under review, Zoyn pauses automatic payouts to your wallet until the review is finished; and a card payment can be declined or asked for ID before it is sent.
Do you accept my business?
We publish every business type we take and every one we refuse, and every application is checked before it goes live — we don't promise a timeline we can't keep.
Not sure we'd take your business at all? See what we accept and what we don't. Running rooms by the night rather than a whole property by the week? Read the hotel booking deposits page.
